What You Need To Know About Renting

To rent a property through our agency you need to enter into a Lease Agreement, this is a legally binding contract, in which you are bound by the terms and conditions within. If for any reason you do not understand any aspect of your agreement we recommend that you Contact Us so that we can work with you so that you fully understand.

To apply for one of our rental properties you will be required to complete a Rental application.  It is important you have to be diligent in filling out your application, provide as much information as possible with your application and be prepared to sign a long term lease immediately upon acceptance of your application. References are a great tool in providing character and professional profiles, as well as rental history from previous Landlords or Property Managers and can assist your rental application.

Here are a few of the things that you should consider when looking for a property to rent:

  • Is the property suitable for your needs (do you have pets or small children that require fenced yards? Do you need to be close to public transport?)
  • Are you readily available to inspect or move into a property?
  • Have you provided as much information as possible with your application for the Landlord’s consideration?
  • Do you have current references for the Landlord’s consideration?

 

Once you have been approved for one of our rentals you will be required to come into our office to sign your Lease Agreement. You will be handed a copy of the Property Condition Report (PCR). Where you will have seven (7) days to bring to our attention any faults or items that were not noted on the PCR. At the end of your Tenancy Agreement our Final Inspection will be assessed against this report. It is therefore vital that you read through it, make any necessary notes and return the report to our office within the seven (7) days.

Paying Rent

It is your legal responsibility to pay your rent on time and two (2) weeks in advance. We have multiple options available to pay your rent, including electronic banking transfer so that you are able to pay your rent on time. When paying via electronic bank transfer you must take into consideration bank processing times and allow yourself a minimum of two (2) days to ensure that it reaches our trust account by your due date. When there is a Public Holiday or Long Weekend (e.g. Easter, Christmas), make sure that you take this into consideration as normal bank processing times may be affected.

Please Note: Your rental due date is not affected by Public Holidays or Long Weekends and is still due as per normal arrangement.

Periodical Property Inspections

As part of your Lease Agreement, Periodical Property Inspections are conducted quarterly (every three months), with your first Property Inspection six (6) weeks after you move in. You will be notified in writing fourteen (14) days prior with the day and an approximate time frame in which it will be conducted. You are not required to be present at the inspection, but are most welcome to be there. If there are any maintenance issues you can notify your Property Manager of these at the inspection.

Repairs And Maintenance

If you have a maintenance problem with your home you are required to notify us in writing within Three (3) working days of it occurring. You can find a Maintenance Form on our website and are able to email it into us. Once the landlord approves the maintenance has been advised and authorization given we will contact you and  arrange a time for a trades person to attend the home to fix the problem. Who Can Occupy The Property?

Only the people included on your Lease Agreement are permitted to reside at the property on a permanent basis. If one of the tenants should wish to move you need to contact your Property Manager immediately.

Insurance

The owner is responsible for insuring the property. It is the Tenant’s responsibility for taking out Contents Insurance for their possessions, the owners insurance does not cover damage to tenants possessions.
