Security Is Foremost

Unlike many agents, keys to your property are not handed out to prospective tenants. we will not take that risk with your investment. All property inspections to prospective tenants are arranged through our office and conducted by one of our qualified staff members.

Careful Tenant Selection

Our aim is to find the best possible tenant for your property in the quickest time possible. We have a dedicated screening process which is aimed at determining whether prospective tenants can meet the responsibilities of the Tenancy Agreement.

Our tenant selection process is in accordance with laws covering discrimination, residential tenancies and privacy. We will keep you up-to-date and informed of applications and provide you with as much information so that you can make an informed decision and take part in the selection process to find the best tenant for your valuable asset.

Detailed Entry And Exit Reports

Before a tenant moves in, your Property Manager will complete a detailed Property Condition Inspection with a carefully detailed report which will be emailed to you. Photos of the property are also taken at the start and end of the tenancy as well as at the periodical inspections which can be made available to you if you choose.

At the end of the tenancy these documents help ensure that your property is in the same condition as at the start, fair wear and tear considered, and that the tenants bond is disbursed appropriately after a thorough Final Inspection.

Thorough Documentation

At the time of signing the new Tenancy Agreement we educate and advise the new tenants on all important aspects of the Tenancy Agreement and the Property itself. We take care of all the documentation and bond collection and lodgement to ensure that all is in place for a trouble free tenancy.

Programmed Inspections

We take pride in the care we take of your property. with a strict programmed inspection schedule for all properties we will ensure that the property is cared for to a high standard, which are delivered to our Landlords in real time the same day.

The purpose of the inspections are three-fold:

  1. To bring to your attention any immediate maintenance needs and to inform you of and preventative maintenance
  2. To offer feedback to the Tenants to ensure that the property is up-kept
  3. To allow you to forecast and budget for any upgrading work suggested in the report

Regular contact is maintained with the tenants to ensure that an open network of communication is established and ongoing.

Maximising Income

Neglect of minor repairs can often lead to major expenditure and in some instances loss of a good tenant. Our attention to maintenance will ensure all problems are resolved quickly, by qualified and reliable tradespeople at a reasonable cost.

We always communicate with our Landlords for approval on what works need to be done.

With regular market assessments on your investment property that takes into account current market rents of similar properties, the vacancy rates, the condition of the property, quality of tenant and length of tenancy you can be assured that the highest possible rent will be achieved.

Your Rent Into Your Account

We have a fully electronic banking system which gives tenants the ability to easily pay their rent. With ongoing tenant education and a daily arrears management routine you are assured that a regular income will be coming in from your investment.

If a tenant should fall into arrears our daily arrears management routine will ensure that prompt action, in accordance with the Residential Tenancies Act, is undertaken, whilst keeping you informed along the way.

The net owner funds then feed into Owners accounts mid-month and end of month along with auto-generate statements.

Fees

Our fees for the management and letting of residential properties reflect the quality and level of service we offer. We charge a fair and reasonable price for an All Inclusive Property Management Service – with no hidden costs! We guarantee we will not compromise the management of your valuable investment to reduce fees. Our Risk Reversal Guarantee will ensure peace of mind.

 

If we fail to provide any of these services and do not rectify the matter with seven (7) days of your written advise you may terminate this Exclusive Agency.
