Some sellers make the mistake of choosing an agent based on the lowest commission or the promise of the highest selling price for the home. This often misses the market of buyers and the best price, which can mean that your property takes longer to sell because the agent doesn’t have much invested in selling your property or has the property priced outside the market.

Comparative Market Appraisal

A Property Market Appraisal is an inspection of your property by a real estate agent to help determine a realistic selling price.

You can choose to have a comparative market assessment based on recent sale figures in your local area complete with sales history, this can be  emailed or sent directly through to you without having  the agent inspect your property. This will give you a good indication on what is being achieved in the current market in your area and is a good starting point before you decide on whether you are going to sell. To achieve the best analysis of what your property is worth is to arrange for a Sales Consultant to visit your property to determine the key selling points and value guidelines for the property. When the Sales Consultant visits your home they will go through every room as part of the process and take note of key features. The Selling Process

Once you have chosen a Sales Consultant to sell your home you will be required to sign a Listing Agreement or Authority to Sell. This gives the agent the ability to act for you when selling your property. It is important that you take the time to read and understand all aspects before you sign and remember ask any questions you may have.

The agreement will set out the following:

  • Names of the official owners (names which are on the certificate of title);
  • Legal address of the property to be sold;
  • Price;
  • Method of Sale (Auction or Sale);
  • Sale Terms;
  • Fees;
  • Marketing Budget;
  • Period of Authority

As an owner you are obliged to disclose certain information about the property. These are matter which may affect the buyer, including;

  • Restrictions affecting the property;
  • Outgoings and statutory charges payable (rates etc.);
  • A list of services connected to the property;
  • Building approvals granted during the owners ownership;
  • Guarantee of any building activity

Home Opens

Home opens are an easy and relaxed way for potential buyers to inspect a home and assess the level of interest before making an offer. We have also found that it can be very convenient to owners who have busy lifestyles, as they only need to focus on making the home highly presentable on a few specific occasions rather than spotless every day.

During home opens our Qualified Sales Consultant will keep a register of all people who inspect your home. We will be in touch with you after each home open to provide feedback from potential buyers.

Accepting An Offer

By law, all offers, irrespective of price level must be submitted to you by your Sales Consultant. Every offer is a sign of interest, it is important not to be personally offended by any offer, should it be below your expectation. You can say ‘no’ to an offer, and wait for another offer. As your Sales Consultant we will always work with you, and be available to discuss your options and work towards achieving the best possible price for your property.

The offer to purchase will have details of any conditions to be put upon the sale, which includes specific time to organise finance, a satisfactory building inspection and anything else relevant. You can seek advice on a contract of sale from your Sales Consultant or legal practitioner, such as Settlement Agent.

If you accept the offer and the conditions within the contract, your property is then put ‘Under Offer’ .  The offer does not become unconditional until the deposit has been made, finance is approved and any other conditions on the contract has been met. Once your offer is unconditional the sale will proceed to settlement.

Many people do not realise that they may choose their own Settlement Agent, we are happy to advise a list of our recommended Settlement Agents and prepare quotes on your behalf, however it is important to note that this choice is yours and one in which you should feel comfortable with.

It is a normal condition to have a final inspection of the property at least a week prior to settlement proceeding to ensure that it is in the same condition as when the offer was accepted. Your Sales Consultant will be in contact with you to arrange a time and date suitable to both parties.

Once you have accepted the offer and all conditions have been met and the final inspection of the property has been completed your nominated Settlement Agent will administer the settlement which includes exchange of titles and transferring of funds. Once final payment is made and settlement has occurred your home is officially sold, this is the moving day when you leave your old home and move to your new one….it is time to start celebrating!!
